Out of Hours Emergency Instructions

At Harrisons, we understand that emergencies don’t always happen during office hours. Whether it’s a plumbing leak, heating failure, or an unexpected issue with your rental property, it’s important to know how to act quickly and effectively when the office is closed. That’s why we provide an emergency out-of-hours contact number to assist you when you need it most. Our opening hours are between 9am and 5.30am Monday to Friday and Saturday 9am to 12pm.

Our Emergency Contact Information: For any urgent issues that arise outside of our standard working hours, please send a text message or whatsapp to 07483358144. This number is specifically for emergencies that cannot wait until the next working day. Misuse of this service for non-urgent matters may result in charges.

What Constitutes an Emergency?

Emergencies are situations that pose an immediate risk to your health, safety, or the structure of the property. Some examples include:

Water Leaks: Major leaks or flooding that could cause damage to the property.

Gas Leaks: Any suspected gas leak should be treated as an emergency. Turn off the gas supply and contact Cadant first before calling our emergency number.

No Heating or Hot Water: Particularly in the colder months, if your heating system fails, it could be considered an emergency.

Electrical Faults: Exposed wires, power outages, or anything that poses a risk of fire.

Security Issues: Broken windows or doors that leave the property unsecured.

If your issue fits one of these categories, don’t hesitate to call our emergency number: 07483358144

Non-Emergency Issues

For problems that are inconvenient but not urgent—such as minor repairs, dripping taps, or issues that do not immediately threaten safety—please report them during office hours. You can contact us by phone or email.

Helpful Tips in Case of an Emergency

Stay Calm: Take a moment to assess the situation. If it’s safe to do so, try to minimise any damage (for example, turning off the water supply if there’s a leak).

Know Where to Turn Off Utilities: Familiarise yourself with where the stopcock (water shut-off valve) and fuse box are located.

Gas Leaks If you smell gas, do not switch anything on, vacate the property and call cadant on 0800 111 99, once done report to us.
