Tenant Selection
The success of a good tenancy hinges on carefully selecting suitable tenants. We incorporate any specific restrictions you may have regarding pets, smokers, multiple occupancy, etc., to find the tenant that best suits your property. All prospective tenants are accompanied during viewings and undergo thorough assessment and referencing processes, including photographic ID and reference checks for all individuals over 18. Some tenants may require a guarantor for additional security.
Legal and Safety Compliance
- Furnishings: Properties should be let with carpets, curtains, and a cooker only. Furnished properties must comply with the Furniture & Furnishings (Fire Safety) Regulations 1988. All compliant items must have a permanent label or receipt.
- Gas Appliances: Must be serviced and certified annually by a GAS SAFE REGISTERED engineer. A copy of the safety record must be given to tenants before tenancy commences or within 28 days of the check.
- Smoke Alarms: Required on every floor of the property. A CO2 monitor is recommended where there is a solid fuel-burning appliance.
- Electrical Safety: Annual PAT testing for portable appliances and five-year checks for fixed wiring. A visual check ensures all electrical items are safe.
- Energy Performance Certificates (EPC): Required for all rentals. EPCs provide efficiency ratings and are valid for ten years.

We recommend having a full inventory and schedule of condition before tenant occupation. This document details the contents and condition of each room, including gardens if applicable. The tenant signs this as a true record at the start of the tenancy. This document is crucial for resolving any disputes at the end of the tenancy.

We transfer utilities into the tenant’s name, ensuring that landlords are not responsible for utility costs during the tenancy.

If your property is mortgaged, obtain written consent from your lender to let your property for leaseholders, ensure you check the terms of your lease and obtain necessary consents.

Deposit Protection
We are members of the Deposit Protection Service (DPS), ensuring that all deposits are protected as required by law. The DPS is a custodial scheme funded by interest earned on deposits held.
Tax
Landlords are responsible for declaring rental income and claiming relief for expenditures. Overseas landlords must comply with the Non-Resident Landlord Scheme to avoid tax deductions.
Full Management Service
Our full management service includes rent collection, property inspections, and handling repairs and maintenance. This service is ideal for landlords who live abroad or prefer not to manage day-to-day property issues.
Repairs and Maintenance
We supervise and organize approved repairs using trusted contractors. You can also choose your preferred contractors if desired. We do not add any markup to contractor fees.
Re-Letting and Renewal
As tenancies near their end, we will contact you to discuss re-letting your property. We handle renewals and find new tenants to ensure minimal vacancy periods. Rental values are reassessed at each renewal or re-let.
Ending a Tenancy
At the end of a tenancy, we conduct check-outs, inventory checks, and arrange any necessary cleaning or repairs to prepare the property for re-letting.
